What is best for resale 4 bed large bathroom or 5 bed small bath room ?

hi we live in liverpool in a 3 storie house which has five bedrooms two of which are loft rooms, all the other in my road are four bed but have a very large bathroom, our bathroom is very tiny, i wounder whether to change it to a four bed with a large bathroom to apeal to family market, or whether this could be a mistake,What is best for resale 4 bed large bathroom or 5 bed small bath room ?
Rather than changing to a large one bathroom from a small one bathroom, have you considered changing the one bedroom to a 2nd bathroom? I am not familiar with Liverpool, but in the US two bathroom house is so much easier to rent or to sell. Sometimes more than one needs to go to bathroom at same time.





What kind of market does it appeal to now I would think larger family but sometimes with only one bath that is just too many people and puts a lot of wear and tear on the facilities. Having 4 bedrooms would accommodate a few fewer people and the extra bath would accommodate more in the family for more convenience. I don't know how difficult that might be. You would want the other bathroom to be backed up to the present bathroom or to the kitchen. A half bath (commode or loo and sink) might also work well, especially if it were downstairs in the main living area or wherever that happens to be. Can't do much with loft rooms so that would stay and then only have 2 regular bedrooms but have an extra bedroom that could be a new bathroom.

Anyone who would need 5 bedrooms would not want a house with only one bathroom at all, certainly not only a small bath. The best bet for resale would be to reduce one of the rooms and add a second bathroom so you had a 4/2. If that is not a possibility, then enlarging the one bath you have would be the next best thing.
I have always struggled to sell a 5 bed property and would say that a 4 bed with a large bathroom would appeal more to the majority.However it,s about the right person at the right time and if someone wanted to live in your street and needed 5 beds then yours is the only option
I'd definitely agree that a 4bed 2-bath house would have more value than both a 4bed- one large bathroom or 5bed - one small bathroom... One bathroom would be a no-go for many families....
For resale value, I would suggest you enlarge your bathroom and have 4 bedrooms. People seem to like larger bathrooms...and 4 bedrooms is more that adequate.
Seeing all new-builds now have around three toilets and two bathrooms for a 3 bed house I would say go for the large bathroom, but keep the small one as well.
with the crazy housing market, it's best to consult a pro -talk to your real estate agent for real advice.
